How to Compare Group House Listings

Start with the same dates and guest count for every house on your shortlist. Compare the sleeping capacity, bedrooms, bathrooms and published costs in separate columns. Leave an unanswered question marked as unknown so it does not turn into an assumption when the group makes its choice.

Separate sleeping capacity from room count

Bedrooms tell you how many rooms a listing records. They do not establish how many people may stay or how the beds are arranged. Start with the supplied Sleeps figure, then ask about beds and room sharing. If a listing has no sleeping capacity, keep it as a question for the owner rather than multiplying bedrooms by two.

Compare the bathroom layout as well as the count

A bathroom total does not tell you which rooms have an attached bathroom, whether everyone can shower at once, or whether stairs are involved. Write down the published count and ask about the layout your group needs. Use the bathroom planning guide to prepare those questions.

Use photos to identify questions

Look through each house's gallery for the spaces that matter to your group. Ask about anything you cannot identify, including the bed arrangement, access between rooms or the location of a bathroom. Do not infer an amenity or permission from an attractive photo.

Our property pages show photographs supplied with each listing. The frames are not catalogued by room. Ask for clarification when a particular space matters to the stay.

Put the costs on the same basis

Compare the same number of nights and people. Record the published nightly rate and any listed cleaning fee separately from a damage deposit. If the rate is on request, leave the cost comparison open until you receive it. Ask which other charges or terms apply before treating an estimate as the amount payable.

Keep a short list of unanswered questions

For each house, note the name, page link, group size and dates, followed by the questions that could change your decision. Include any required bed arrangement, access need or house rule. A complete listing is useful; missing information is a reason to ask, not proof that a listing is better or worse.
