What to Ask Before You Book a Group House

Any group house listing, anywhere, is worth reading with the same handful of questions in mind before you commit. This is not about our own booking process specifically. It is a plain checklist you can use on any group house you are considering, wherever you end up.

Look at where the photos actually came from

A listing's photos should look like they came from inside the actual house, in a consistent style, not stitched together from different sources or different years. Ask directly if you are not sure. On this site, every villa page carries the photographs the owner supplied to us, shown in the order they were given. That is a low bar, but it is one plenty of listings do not clear.

Separate what is confirmed from what is estimated

A trustworthy listing tells you which numbers are confirmed and which are not, instead of filling every field with a guess. Bedroom and bathroom counts, sleeping capacity, rate, minimum stay: ask which of these the operator has actually confirmed with the property owner, and which are estimates. Ask who actually confirms your dates

A real house rental should involve a real person confirming your dates, the rate and the details with the property owner before anything is final. If a listing lets you complete a booking with no human step in between, ask yourself what happens if something on the listing turns out to be wrong once you arrive. Ask about rules before you assume anything

House rules, event policies, and pet or smoking policies vary from property to property, even within the same collection. Do not assume a policy either way based on how a house looks in photos. Ask directly, and ask before you have your heart set on a specific plan for that house, not after.

Notice what a listing refuses to guess

One of the more useful signs of a trustworthy listing is what it will not tell you. A listing that marks a rate as not yet confirmed, or leaves a sleeping capacity blank because the owner never gave one, is telling you something real: that it is not willing to guess on your behalf. Compare that to a listing that has a confident answer for absolutely everything. A short list to bring with you

Before you send an inquiry anywhere, it helps to have your own questions ready rather than relying on the listing to volunteer everything. Ask what is confirmed versus estimated. Ask who you would actually be dealing with if a detail changes. Ask about rules for your specific plans, not the property's general policy. None of these questions take long to ask, and the answers tell you more about a listing than the photos do.
