Villa or Hotel for a Group?
The honest answer is arithmetic. A whole house is one nightly rate split across everyone sharing it; a hotel is a rate per room multiplied by however many rooms your group needs. We publish our side of that comparison: 51 of our 61 houses show a nightly rate, from $699 to $5,495. We do not publish hotel prices, because we do not hold any; you bring the hotel quote, this page shows you how to set ours against it.
The arithmetic
How do you compare the two prices?
The villa side
Nightly rate divided by people sharing. VILLA CRISTO sits at the median of our published rates at $2,095 a night: for 10 people sharing, that is $210 per person per night, before its cleaning fee. The cost per person index runs this number for every rated house, and the calculator adds the cleaning fee for any rate you type.
The hotel side
Room rate times the number of rooms, divided by the same headcount. Two to a room, 10 people need 5 rooms; anyone wanting their own room adds one. Use the real quote you are holding for your dates, since hotel pricing moves with season and event calendars in ways we do not track or publish.
Then compare like with like
Put both on a per person per night basis and add each side's extra lines: our houses list a cleaning fee and a refundable damage deposit where the owner publishes one, and anything a hotel adds sits on your quote, not here.

What does one house change about a group stay?
One address, doors that close
A villa here is a private, whole house for your group only, not shared with other guests the way a hotel floor is. Our current collection runs 3 to 10 confirmed bedrooms, so the group gathers in one place and still has doors that close. Layout and house rules vary property to property, which is why every villa page states only what its owner confirmed.
When a hotel is the better call
Honestly: a group small enough that two or three hotel rooms cover it (our smallest house has 3 bedrooms), or one that wants staffed services on tap. Nothing on our pages promises daily housekeeping or room service, because none is confirmed. If that is your group, book the hotel with a clear conscience.
Who confirms what
Dates and rates for a house are confirmed by a person on our desk with the owner, not by an availability calendar. Whatever a listing does not state is treated as not confirmed rather than assumed.
